Residential Asphalt Paving

The most important step in residential paving (or any new application of asphalt, for that matter) is to first strip away any stone, dirt, vegetation, and/or old asphalt from the area to be paved.  At this point, and later during the installation, we will survey the slope of the land and determine proper slope for water run-off.  Stone will be installed to create a strong base, and then rolled with a vibratory roller to compact. This is the base of the pavement; it is what really carries the load of the traffic. Without this very carefully prepared base, the asphalt top would not have a sufficient bed and would be too unstable and prone to cracking.  After the base has been prepared, the asphalt material (either topcoat or stabilized base, as previously discussed with the owner) will be installed with our paving machine.  This application will also be rolled with the vibratory roller. We then check for proper water runoff with a water hose.  During installation no one will be able to drive on the driveway.  We advise customers to stay off the new installation for 3-7 days, depending on ambient temperature, as a general rule.

Sometimes, an asphalt overlay is the most cost-efficient way to go for a large parking lot or driveway that has seen better days but would be too expensive to remove and replace.  The procedure for an overlay is to first clean the existing asphalt, then repair any cracks or distessed areas as needed.  The whole area is then covered with "tack" to ensure proper adhesion of the new asphalt.  A layer of new wearing course asphalt is then installed and rolled.  Your lot or driveway looks "new" and will last longer than if  you had simply left it alone. 

 

For a new application on a heavily used area, we sometimes recommend multiple lifts of asphalt.  This procedure is to first strip away any stone, dirt, vegetation, and/or old asphalt, survey for proper slope, install stone and compact.  The first asphalt lift is then installed, typically stabilized base asphalt, which is blacktop made of larger stones and asphalt material.  The second lift, the wearing course, is a finer, smoother grade of blacktop.  Both lifts are "rolled" with vibratory rollers to smooth and compact.  Your beautiful new parking lot or driveway will give you many years of service and will tell your customers that you care about their safety and convenience.

 

Infrared Asphalt Repairs

Infrared seamless asphalt repair is the most innovative and intriguing  repair method available today.  While getting rid of cracks and potholes, existing asphalt can be heated, rejuvenated and reused. Unlike the "Saw cut, Remove and Replace" method, infrared repairs do not leave a "cold" seam around the perimeter of the repair.  This seam can be a weak point and be susceptible to damage from water seepage.  While suitable for some repairs, this old method is now joined by a new, more ecologically friendly and "cleaner" repair method.

The infrared asphalt recycler heats the existing asphalt in and around the area of repair to over 300 degrees Fahrenheit.  This is the same temperature as new asphalt when it comes fresh from the plant.  At this heated temperature, the softened asphalt can be worked.  Once heated, a rejuvenation agent is mixed into the scarified asphalt to bring back the qualities of the old asphalt.  New hot asphalt may be added to bring a repair up to grade, if needed, before compaction.  The results from the infrared repair are a permanent and attractive repair that has recycled the existing asphalt. 

This process, when applicable, allows recycling of the old, but perfectly good asphalt.  It allows a seamless, clean repair!

Sealcoating

Why Sealcoat?

In order to understand why asphalt must be sealed, it is important to understand what asphalt is.  Asphalt is a complex mixture of many chemicals which are predominantly open chain (aliphatic) in structure.  The open chain provides easy access to weather, salts and chemicals  As the asphaltic molecules disintegrate, the asphalt in the pavement loses many of its original properties, such as binding and waterproofing.  We advise keeping an eye on the appearance of your pavement.  As the color changes progressively from rich black to brown to gray, you are being given the first hints that it is time to sealcoat.  Asphalt, being a byproduct of the petroleum distillation process, is easily dissolved by other petroleum derivatives, such as oils, fats, grease, mineral spirits-many of which find their way to your garage and driveway area.  So when automotive oil or gas leak onto an asphalt pavement, they will easily dissolve the similar chemicals in asphalt.  Weather and other destructive elements immediately start to attack asphalt.  The oils inherent in new pavement protect it for a time.  However, as soon as you notice the first signs of drying, it is time to consider sealcoating (usually between 6 months to 2 years of installation). The sealant will effectively seal off those minor cracks and porosity before they have time to get bigger and admit more moisture under the pavement.

Concrete Paver Installation

We often are asked about installing concrete pavers in conjunction with new asphalt installations. We can give an estimate to do this job as well.

 This is typically done for a walkway adjacent to a new driveway or perhaps a road apron at the beginning of the driveway, to give a different look.  The homeowner only needs to have the pavers they've purchased on site-we'll install them at the time of pavement installation so your jobs get done together!
